- Buildings developed by PrimeInvest meet strict criteria:
- Only the most prime locations in Prague.
- Attractive architectural and historic qualities.
- Acquisition cost per m2 below 50% of market value after renovation.
- Renovation cost per m2 below 25% of market value after renovation to 5-star standard with building amenities.
- Feasibility of construction permits for development plan objectives.
- To achieve cost efficiencies from economies of scale, each investment project will comprise a collection of several buildings to be developed as a Portfolio.
- Investment for each Portfolio’s property acquisition and development will be in the range of €20 - €40 million.
- Funding of Portfolio investment will typically comprise 65% investor capital funds and 35% bank financing.
- Each Portfolio will have existing rental income to defray project management and develop- ment costs.
- Each building proposed for acquisition will be submitted for investor approval with due diligence file, development plan, project budget and sales plan.
